ANSI/AARST MA-MFLB-2023 COMPLIANT

Multifamily and Large Building Radon Testing

NRPP-Certified measurement for HUD, Fannie Mae, and Freddie Mac financing. We provide large-scale, defensible data for property managers and commercial lenders.

Meeting 2026 Federal Radon Testing Requirements

Radon testing for multifamily and large buildings is no longer optional. Federal guidelines now require testing to be overseen by a certified Environmental Professional and performed in accordance with ANSI/AARST MA-MFLB-2023 standards.

In East Tennessee, where radon levels are among the highest in the country, proper testing is critical for both tenant safety and loan approval. Testing a large property is not a simple service call; it is a coordinated compliance operation.

"When a project involves 20, 50, 100, or 200 plus units, success depends on structured planning and strict quality control. Rn86 Solutions delivers testing that stands up to scrutiny."

Because in multifamily housing, compliance is not just paperwork. It protects residents, protects funding, and protects your investment.

Measurement Objectives

🏢

Ground Contact

Testing every unit in contact with the ground or above unconditioned crawlspaces.

📶

Upper Floor Sampling

10% upper floor sampling to account for radon migration via elevator shafts and utility chases.

🧪

QA/QC Protocols

Mandatory duplicates, blanks, and spikes per AARST MS-QA quality standards.

📄

Defensible Reporting

Reports formatted specifically for Environmental Site Assessments (ESA) and lender review.

🏠

Occupant Logistics

Coordinating with management for seamless tenant notification and secure unit access.

🛡️

Tamper Controls

Digital monitoring to identify window openings or device movement during the test period.

The MA-MFLB-2023 Process

Managing large-scale testing requires precision. We handle every detail, from tenant notification to final certification.

1. Project Planning

We begin by reviewing site maps and foundation plans. We identify unique foundation "zones" and calculate the exact sampling frequency required by your lender.

2. Tenant Notifications

Clear communication is vital. We distribute AARST-compliant notices to all residents, providing them with the required 4-day advance warning.

3. Device Deployment

Our technicians deploy professional hardware in every identified unit, ensuring secure, non-interfering locations that meet the strict MA-MFLB protocol.

4. Data Harvesting

After a minimum of 48 hours, we retrieve the monitors and analyze fluctuations to verify that the test period was not compromised.

5. QA/QC Analysis

This is where precision matters. We deploy duplicates and blanks to cross-reference all Quality Control data ensuring it meets AARST MS-QA standards.

6. Final Certification

You receive a comprehensive, NRPP-certified report including the professional certification signatures required for HUD or federal loan approval.

Frequently Asked Questions

How do you keep costs manageable for properties with many units?

To help minimize the cost of testing multiple units, we utilize E-PERM (Electret Ion Chamber) technology. This system is significantly less expensive than testing every individual unit with a digital CRM (Continuous Radon Monitor) while still being just as accurate and fully compliant with national standards.

Do we have to test every unit in the building?

No. We test to the ANSI/AARST MA-MFLB-2023 standards which meet HUD and other federal requirements. Our process is to test 100% of ground-contact units and 10% of the units on floors above ground contact.

Why do upper floors need to be tested?

While radon starts in the soil, it can travel vertically through elevator shafts and utility chases (the "stack effect"). Testing 10% of upper-floor units verifies that radon is not migrating into those spaces.
